2. Finding a home is very important but getting a pre Approval letter- Can help eliminate some close calls and reducing your risk of loosing a home . But give us a better chance of getting your offers accepted.
3. As you get pre-approval letter which is easier than finding your forever home and can last for several months.
4. Find the home based on pre-approval letter and insurance estimates based on areas.
—The next step Is to find the insurance cost? As certain area or more expensive than most. You could find the perfect home but the insurance blows the budget.
5. Lender might already verified some funds like closing cost.. at least 2% to 3% for earnest money deposit to place an offer.
6. Winning the offer that is tricky… (negotiations) The seller may have multiple offers. The negotiation will be based on research on my end. I don’t get paid until you win and close on your new home 30 days later so I have do a great job.
7. Have the house inspected like whole house and pest inspection. Solar inspected and anything else. HOA paperwork if applicable. Which I will coordinate while you go about your day and also staying in touch with critical task.
8. The offers will have conditions called contingencies. That means if you don’t like something about the house about the inspections, we can cancel, negotiate with sellers several more ways. Protects you.
9. Loan approval contingency and appraisal. That can be tricky. (Down payment might be important).
10. Verification of work if anything needed to be fixed a couple days before closing.
